Spring is a vibrant time of year with many exciting seasonal changes including the growth of trees and flowers, longer days, and thawing of snow and ice. However, with seasonal changes come potential seasonal issues. Take a peek at these simple steps to help property damage to your home or office during the spring season.

1. Gutters

Check for loose or leaky gutters or clogged downspouts. Ensure downspouts drain away from the foundation, approximately 5 feet, and are clear of debris. Existing and new landscaping projects should divert water away from the building. Improper drainage can lead to water damage to the foundation or basement.

2. Washing Machine

Examine your washing machine fill hose and check for cracks that could turn into leaks. A hose that leaks under pressure can cause severe damage in a short period of time. The 5/8” hose can pump 10-12 gallons per minute. You may want to consider changing to a no-burst hose to decrease your risk for damage.

3. Dryer

Clean your dryer vent and inspect the outside exhaust. All of the lint is not caught in the lint trap and can clog the vent. A clear vent will save you money by reducing the time your dryer runs. A plugged vent is not only less efficient, but can cause a fire.

4. Refrigerator

Don’t forget to vacuum your refrigerator coils. The coils on the back or bottom of your refrigerator conduct the hot air from inside the unit. If clogged with dust, they are less effective and cause your fridge to work longer, which increases your electric bill. Use a vacuum cleaner hose or a brush to clean the coils. Also, check water lines for leaks to avoid water damage.

5. Sump Pump

Cautiously pour water from a large bucket into the crock. Keep an eye on the sump pump switch. It should turn on and begin to pump water from the crock. Wait until the water pumps from the crock to ensure the pump turns itself off, and then gradually pour the leftover water in the crock to ensure the pump turns on again.
